The Challenge: Having been displaced by a City eminent domain procedure, Russell Delivery was left without a home. An unfulfilled commitment from another contractor to get them into a new facility created further frustration. A site was ultimately located, but the expiration of a short-term lease at an interim facility required, without exception, occupancy of a new facility by January 1st.

The Olson Solution: Project team members were assembled who were all committed to achieving the project’s schedule and budget objectives. Early meeting with City staff led to swift approval from Planning and Council. Advance commitments to key materials suppliers were significant in ultimately meeting the owner’s objectives. Careful site planning minimized costs associated with troublesome site characteristics. The finished project is not only meeting the owner’s current needs, but also allows that space planned for their future expansion be leased out and generate additional income in the interim.
